  • North Star Design Updates

Posted by Neta Assaf on 9/30/2018 6:00:00 AM

Another summer full of fun (and work) has come and gone at North Star Academy! Welcome back, we hope your school year is successful. The Bond Team is propelling the Measure T Bond Measure’s vision into reality. The design and construction process is being carefully guided, with everyone focused on making the Redwood City School District (RCSD) the best place for learning and exploration it can be.

North Star has already seen the completion of a new fabric lunch enclosure with benches in November 2017.

This summer, North Star has been full of activity:

    • A Construction-Related Testing and Inspection Agreement with Ninyo and Moore was approved by the Board.
    • The Board has approved a Construction Management Consultant Agreement with Kitchell Corporation for North Star.
    • With DSA Sign off on June 2018, North Star has been bundled with McKinley Institute of Technology, and Orion as a single bid package to make the value of the construction more efficient. A bid walk for contractors was held in August 2018. Bids were received September 11, 2018.

Next steps for North Star include a review of bid submissions for the Orion Alternative, McKinley Institute of Technology, and North Star Academy bid package, followed by the start of the construction phase.

The Bond Team is happy to share that the timeline for completing all RCSD school site projects has been shortened to five years instead of the previously expected seven. Construction on some District sites is expected to begin as early as the start of 2019.

  • North Star Lunch Shelter Schedule Update

Posted by Ty Specht on 8/22/2017 12:00:00 PM

To the Communities of Fair Oaks, Roy Cloud, John F. Kennedy, North Star Academy, and MIT Schools,

The Bond Program Team would like to update you on the progress of the Lunch Shelter Projects scheduled to start this summer while the students were on break.

We are equally disappointed the lunch shelters are not installed but State of California Regulations sometimes slow projects down, as they did in this case. These regulations are in place to ensure the absolute safety of students and staff and provide the oversite for all safety on State Property. I appreciate these checks and balances as nothing is more important than the safety of our students.

The California Geological Survey (CGS), working in partnership with the Division of State Architects (DSA), identified issues with the soil in "liquefaction zones" at some of our sites that require additional design review, hence the delay in approval at those identified sites and where we are today.

The Bond Team negotiated a large purchase discount by agreeing to install all five shelters at the same time. We agreed this to ensure all five projects meet the budget. All shelters will be shipped to the schools when final design approval is granted for all sites. There is a Special Inspector assigned to this manufacturing plant that oversaw the construction to ensure all welds are properly performed on these structures during the entire production process.

We will have two different Contractors performing the on-site work, the first does all the ground preparation and accessibility update requirements and the second installs the actual structures.

Next step is awarding a contractor to complete the ground work. Bid opening is on August 24. Unfortunately, no contractors bid on this project during the first solicitation over the summer citing their summer schedules were full. Once on-site, this contractor will be required to fence off the area of work to physically separate the students from the construction for safety.

Following that, the structures will be delivered and installed. With the lunch shelters in place, the final ground work will be completed and then picnic tables will be installed. We appreciate your patience with this process. We know it is disappointing, but student safety must never be compromised for the sake of a paper or verbal schedule.

    Regards,

The Measure T Bond Program Team

  • North Star Conceptual Design

Posted by Ty Specht on 8/17/2017 10:30:00 AM

There are multiple phases of design that your school will progress through over the next several month. Those phases include:

    • Conceptual Design
    • Schematic Design
    • Design Development
    • Construction Documents
    •

A critical part of every project is the budget and ensuring that the design maximizes the budget. The architect of your school was provided a set budget and a design objective based on the goals of the Master Facility Plan and the board approved Gap Analysis finding. The attached document reflects the architect’s conceptual design for your site. Conceptual designs can be considered the first drawings that outline desires and opportunities. The level of detail is limited in this phase. The next phase, schematic development, will show addition details like wall locations, doors, and windows.

The Bond Program Team is in constant contact with the school principal to confirm design developments through the entire process for feedback and design confirmation.
